Steel Frame Designs (ABN 28 687 956 010) designs, engineers, and supplies light gauge steel frame kits and associated structural components. Fabrication is carried out by specialist steel manufacturers under Steel Frame Designs' direction, using Steel Frame Designs' detailed cutting lists and engineering documentation. Steel Frame Designs is the Supplier - the client's contract is with Steel Frame Designs, not with any third-party fabricator.
1. About Steel Frame Designs
1.1 Our Role
Steel Frame Designs operates as the Supplier and:
- Designs, engineers, and supplies custom steel frame kits and associated structural components
- Directs specialist steel manufacturers to fabricate kits using Steel Frame Designs' cutting lists and engineering documentation
- Offers building permit coordination packages including drafting, engineering coordination, and submission support
- Provides design consultations and project guidance
- Assists with building permit applications, documentation, and consultant coordination
1.2 What We Don't Do
Steel Frame Designs does not:
- Provide construction or building services
- Act as a licensed builder or contractor
- Provide on-site installation services
- Guarantee building permits or council approvals
2. Use of Our Website
2.1 Permitted Use

- Submit inquiries and book consultations
- Access resources and educational content
- Use our chatbot for information and assistance
2.2 Prohibited Use

Our design services include:
- Free Consultations: 30-minute video consultations to discuss your project

3.2 Steel Frame Kits
We supply:
- Studio kits starting at $7,950 (inc. GST)
- 1x1 granny flat kits starting at $9,950 (inc. GST)
- 2x1 granny flat kits starting at $12,950 (inc. GST)
- Custom steel frame solutions
3.3 Service Limitations
All pricing is indicative and subject to:
- Site-specific requirements and conditions
- Engineering specifications and structural requirements
- Current material costs and availability
- Fabricator capacity and scheduling
- Building code compliance requirements
4. Client Responsibilities
4.1 Owner-Builder Requirements
As our services are designed for owner-builders, you are responsible for:
- Obtaining appropriate owner-builder permits and licenses
- Understanding your obligations under WA building regulations
- Engaging qualified tradespeople for construction work
- Ensuring compliance with all building codes and standards
- Managing construction site safety and insurance
4.2 Information Accuracy
You must provide accurate information regarding:
- Site conditions and constraints
- Design requirements and preferences
- Budget and timeline expectations
- Local council requirements and restrictions
5. Pricing and Payment
5.1 Pricing
- All prices are in Australian Dollars (AUD)
- Prices include GST unless otherwise stated
- Prices are subject to change without notice
- Final pricing will be confirmed in written quotes
5.2 Payment Terms
- Payment terms will be specified in service agreements
- Payment Terms - Steel Frame Supply: Payment is made in three mandatory stages. No exceptions.
- 30% Deposit - payable upon acceptance of the Quote/Order. This confirms the order, locks in material allocation, and commences detailing and engineering coordination.
- 50% Progress Payment - payable prior to commencement of fabrication. No fabrication will commence until this payment is received in full.
- 20% Final Payment - payable prior to dispatch. No dispatch or delivery will occur until the final payment is received in full and cleared.
- Title to goods does not pass to the client until all three payments are received in full. Risk transfers to the client on delivery.
- All payments must be made by bank transfer or agreed method
6. Intellectual Property
6.1 Our Content
All content on our website is protected by copyright and remains our property, including:
- Text, images, graphics, and videos
- Design concepts and architectural drawings
- Software and technical documentation
- Trademarks and branding elements
6.2 Your Content
When you submit content to us (including through our chatbot), you grant us permission to use it for:

8. Limitation of Liability
To the maximum extent permitted by Australian law:
- Our liability is limited to the value of services provided
- We exclude liability for indirect or consequential losses
- We exclude liability for third-party actions or services
- Our liability for any claim is limited to $50,000 AUD

10. Termination

You may terminate service agreements by providing written notice as specified in the service agreement.

We may terminate services immediately if you:

- Fail to make required payments
- Provide false or misleading information
- Act in a manner that damages our reputation
11. Dispute Resolution
11.1 Initial Resolution
We encourage direct communication to resolve any issues. Please contact us first before pursuing formal dispute resolution.
11.2 Mediation
If direct resolution fails, disputes may be referred to mediation through a recognized mediation service in Western Australia.
11.3 Governing Law
These Terms are governed by the laws of Western Australia, and any disputes will be subject to the jurisdiction of WA courts.
12. General Provisions
